At the June 2, 2025 Loudon County Commission meeting, a developer presented plans for a new multi-unit single-family housing project. To move forward, he requested a rezoning of the property to accommodate the development.
The Commission approved the request—but with a smart safeguard. Commissioner Van Shaver amended the motion to ensure that if the development doesn’t move forward or the property changes hands, the zoning will automatically revert to its original designation. This protects the community from speculative rezoning that never materializes.
It’s a practical approach. In fact, if every rezoned property in Knox County over the past five years had actually been built out, the region wouldn’t be facing a housing supply shortage today.
